Terms and Conditions for your stay in 241 Lockbreeze Drive

  • A deposit of £100.00/180 USD per week will be required in order for your booking to be confirmed. Your booking will be held over for no more than 10 days when the deposit or full payment will be required. After 10 days the owner will have the right to re book those dates to another.
  • The balance will be required 6 weeks before the date of your departure.
  • For bookings made within 6 weeks of departure the full amount will be due at the time of booking.
  • We reserve the right to cancel the booking if payments are not received by the due date.
  • For US and Canadian citizens payment must be made directly to our Florida management company or from the owners own bank account via Paypal.
  • Once full payment has been received you will be issued with a unique code for the key box to allow you access to the property plus a code for the alarm system.
  • In addition to the balance a separate security cheque for £110.00/200 USD for each week must be sent at the same time. This cheque will be destroyed once our management company confirm there is no damage or missing items.
  • On your departure it is expected that our home is left in a similar condition as you found it on your arrival. If this is not the case a portion or all of the security deposit could be used for cleaning, repair or both.
  • All deposits are non refundable.
  • If a booking is cancelled within six weeks of departure you will incur a charge of 100% of rental cost.
  • Due to any circumstances beyond our control by which it may be required for us to cancel your booking you will be fully reimbursed of all monies paid without interest or compensation.
  • Arrival into the villa commences at 4.00pm. Departure is strictly no later than 11.00am.
  • Any damage to the property must be notified to the management company immediately.
  • Prior to your arrival you would been issued with a 4 diget code for the ‘key box’ situated outside the front door. You must ensure that you take this code with you as a call out by our MC will result in a charge being made which you will settle with our MC.
  • The villa alarm will have been set prior to your arrival and will need to be deactivated on entering the premises. A four diget code would have been issued which you will need to enter. We strongly suggest that the alarm is set each time your party leaves the villa. If the alarm is activated by mistake and is attended by our MC this will result in a charge being made which you will settle with our MC.
  • You may pre-book heating for the pool at a cost as advertised on our rate card If pool heating has not been booked but is required on your arrival please contact the management company. A call out charge may be made and you will need to pay the management company .
  • Pool heat is set to 84 degrees but can vary depending on weather conditions. You must not alter the settings for either the pool heater or filtration system. If you are not satisfied with the condition of the pool water please contact the management company.
  • Please do not alter the air/con settings as there is a possibility of the system freezing and damaging the equipment. If this occurs a payment from your security money may be required.
  • A telephone is available. Local calls are free. We recommend for either long distance or international calls the use of phone cards, which can be purchased at any local supermarket.
  • The garage/games room area is not to be occupied with cars. There is sufficient hard standing for two vehicles.
  • The property is equipped with video, DVD’s and play station machines plus suitable tapes and discs to use. Please note that tapes and discs taken from UK will not work with American equipment.
  • Washing machine and a dryer unit are available for your own use. On your departure the management company will launder bathroom and pool towels, tea towels and bed linen.
  • Absolutely no smoking in the house.
  • No pets allowed under any circumstances.
  • On final departure please ensure that the front and pool doors are secured and that the front door key is left on the table just inside the front door. Please set the alarm if the villa is empty.
  • In the event that equipment at the villa becomes faulty we will make every effort to repair or replace as quickly as possible. Please contact our management company who will deal with all issues.
  • Liability The owners and their agents do not accept any liability whatsoever for death, personal injury, loss or damage to persons or personal effects however caused as a result of the pool, villa or villa grounds. It is our guests responsibility to ensure that children are supervised at all times.
  • Force Majeure The owners and their agents cannot accept responsibility, or be held responsible, or liable in respect to damage or changes caused by force majeure e.g. strikes, floods, closure of ports or airports or conditions or events beyond our control.
